The commission maths behind accommodation website design
Before spending anything on accommodation website design, work out what shifting a small share of OTA nights to direct would be worth. The sum is simple, and it tells you whether a better site is worth your money or not.
Take a year of data from your PMS or channel manager and fill in four numbers in NZD: total room nights sold, the share of those that came from OTAs, your average nightly rate, and the commission rate in your OTA contracts. The saving from moving some OTA nights to direct is: nights moved × average nightly rate × commission rate. Subtract any extra booking engine or payment fees on those direct nights, and the value of any perk you give direct guests.
Here is a worked version with no dollar figures, so you can drop in your own. Say a 16-unit motel sells 4,000 room nights a year and 50% come through OTAs, so 2,000 nights pay commission. If a better website moves one in ten of those OTA nights to direct, that is 200 nights a year no longer paying commission. Multiply 200 by your average nightly rate in NZD and by your commission rate, and you have the yearly saving. Compare that with the website cost and the answer is usually obvious.

Which pages should an accommodation website have?
A typical accommodation website needs a home page, one page per room or site type, a location and getting-here page, a book-direct offers page, policies, an about-the-hosts page, and a handful of town and attraction pages. Holiday parks add facilities and a site map; lodges add dining and experiences.
The home page does three jobs in accommodation website design: it shows the property at its best, it puts a date picker within thumb reach, and it states the book-direct perk in one line. Below that come room types with prices from your engine, a short location summary with drive times, recent reviews linked to their source, and the contact details a nervous first-time guest looks for.
Resist the urge to add pages nobody reads. A “gallery” page duplicating room photos, a news page that stops after two posts, or a long history of the building rarely helps anyone book. Every page should either answer a question guests ask before booking or help you rank for a search they make.

Booking engines and channel managers: Little Hotelier, RMS and NewBook
Accommodation website design never replaces your channel manager. It keeps availability in sync across every channel, and your booking engine takes direct reservations; a good accommodation website sits on top of both. Without a channel manager, direct bookings and OTA bookings can overlap and cause double bookings, which is why we never build a booking system that bypasses it.
Little Hotelier, RMS and NewBook are all property systems used by NZ accommodation providers, and each combines property management, booking engine and channel connections in its own way, on different plans. Holiday parks often need things a boutique B&B does not, such as powered and unpowered sites, cabins, vehicle lengths and extra-person charges. We check what your current system and plan support, then decide how to present it.
In practice the website usually embeds the booking engine on room pages and a “check availability” panel, passes the chosen dates and room type into it, and tracks completed bookings back to the page the guest came from. If the engine's checkout lives on a separate domain, we set up cross-domain tracking so you can still see which pages produce bookings.

Motels, holiday parks, lodges and B&Bs attract different guests with different questions, so the site plan changes even when the booking engine is the same.
Motels and motor lodges
Guests compare location, parking, unit layout and price quickly. Lead with unit types, distance to key places, off-street parking, and a checkout that finishes in two minutes. Contractors and sports teams deserve their own enquiry page.
Holiday parks
Families and campervan travellers need site types, power, facilities, dump stations, pet rules, and a site map. Seasonal pages and school-holiday availability matter more than anywhere else.
Lodges and luxury stays
Guests book an experience: food, setting, activities, privacy. Longer pages, richer photos, sample itineraries and enquiry options for exclusive use suit them.
B&Bs and small guesthouses
Guests book the hosts as much as the room. Warm, personal writing, breakfast details, house rules and a simple booking panel work best.
Self-contained units and baches
Clear instructions, check-in method, linen and cleaning details, and a strong photo set of every room.
Rate parity and direct-booking perks: giving guests a reason to book with you
If your OTA contracts restrict you from publishing lower prices on your own site, compete on value instead: something a guest gets only by booking direct. Guests will switch for a clear, concrete reason.
Rate parity clauses and what they allow differ between platforms, contracts and over time, so read your own agreements or ask your adviser; we build within whatever your contracts permit rather than interpreting them for you. Many properties use perks that are not a public rate cut, such as late checkout when available, a welcome pack, free breakfast, a flexible cancellation option, or a member rate for returning guests who sign in.
Whatever you choose, make it visible. We add a book-direct panel beside the price on every room page, repeat it in the checkout summary and confirmation email, and mention it on the Google Business Profile. A perk hidden on an “offers” page does almost nothing.

Local SEO for “motels in” searches: ranking your property in your town
For accommodation website design, local search is where new guests come from. Searches like “motels in Taupō”, “holiday park Kaikōura” or “accommodation near Hanmer Springs” are where travellers compare options, and the map pack plus OTA pages dominate them. You win a share through a strong Google Business Profile, a website that clearly matches it, and pages about your town that are more useful than a listing.
On the site we create pages that serve travellers deciding where to stay: getting around town, walking distances to key places, what is on by season, the events that fill the town, and trails or attractions nearby. Each page links to the room types best suited to that trip. We add structured data for your property, including address, amenities and check-in times, so search engines understand what you offer.
The Business Profile needs correct categories, amenities, photos, a booking link to your own site and regular replies to reviews. Nobody can guarantee a spot in the map pack, but properties that keep their profile and site aligned and fresh tend to do better over time.

A fast mobile checkout: where direct bookings are won or lost
In accommodation website design, the checkout is the make-or-break step. If yours is slower or more confusing than the OTA app on the guest's phone, they will book there. Most abandoned direct bookings die at this step.
We aim for a flow that goes from date picker to confirmation in a few screens: dates and guests, room choice with price and perks, guest details, payment, done. We remove unnecessary fields, show the full price including any fees before payment, and make sure wallet payments work if your payment provider supports them. The booking engine controls much of this, so we configure its settings and styling as far as it allows.
Then we test on real phones: an older Android handset, a recent iPhone, on mobile data. We time the booking, note every hesitation, and fix what we can. Commerce Commission guidance warns businesses not to hide extra charges in fine print and sets transparency rules for payment surcharges, so fees are shown before the guest pays.
Google free booking links for NZ accommodation
Google shows hotel prices from several sources beside your listing, and your own direct price can appear there too. Google's developer documentation says connectivity partners provide the support properties need to get on free hotel booking links and hotel ads.
In practice that means your booking engine or channel manager may already be able to send your rates to Google. We check whether yours is a connectivity partner, help you switch the feature on where available, and make sure the landing page is your own site's booking flow. This matters because a guest looking at your Google listing sees the OTA prices and yours side by side. If yours is there and clearly linked, a meaningful share of those clicks can come direct.
Qualmark grading, reviews and trust on an accommodation website
In accommodation website design, guests book direct when they trust you as much as the platform. Show a recognised grading if you hold one, link to independent reviews, and make policies easy to find.
Qualmark, owned by Tourism New Zealand, provides a grading system for accommodation providers and endorsement for other tourism businesses. If your property holds a Qualmark grading, we display it using the approved artwork and link to your listing on qualmark.co.nz. If not, we leave it off rather than invent substitutes.
For reviews, link to Google and Tripadvisor or use official widgets allowed by each platform's terms. Show the property's address, phone and a named host or manager. Guests who can see who they are dealing with, and how to reach them, feel safer paying you directly.
Cancellation terms and the Consumer Guarantees Act for accommodation
Make your cancellation terms clear before payment, because they only apply if the guest agreed to them when booking. Consumer Protection says accommodation must be provided with reasonable skill and care and be fit for purpose, including being available for the booked period, clean, and having the facilities advertised.
Its guidance also says a provider can keep all or part of a payment, or charge a cancellation fee, only if that was in the terms agreed at booking, and that a guest is entitled to a full refund when the provider cancels for reasons within its control; see Consumer Protection on accommodation. It notes terms that create a significant imbalance may be unfair.
On the site we place a short cancellation summary on each room page, the full policy on its own page, and a required acknowledgement in checkout. You and your lawyer set the terms; we make sure guests see them.
Photos, room detail and accessibility information
Accurate photos are the cheapest win in accommodation website design: they sell rooms and prevent complaints. Show every room type as it really is, including the bathroom and the view from the window, not only the best angle.
We ask for a photo set per unit type and give your photographer a shot list: exterior on arrival, parking, each room from the doorway, bed, bathroom, kitchen, outdoor area, and the view. Images are compressed and served in modern formats so galleries load quickly on mobile.
Room detail pages list sleeping arrangements, maximum guests, bed sizes, heating, kitchen equipment, parking, steps and accessible features you actually offer. Guests with mobility needs rely on precise information; vague “accessible” labels lead to bad stays.

How long does an accommodation website take to build?
Accommodation website design takes about one to two weeks once we have photos, room details and booking engine access; three to five weeks for groups or content-heavy sites. Aim to launch before your busy season's booking window, not in the middle of it.
We build the room page template and booking connection first, then test bookings end to end before writing the town pages. That way the most important part works early. If you change booking engines at the same time, allow extra time for rates and availability to be set up there first.
Content is the usual bottleneck. Room detail, photos and local knowledge come from you, so we send a short list on the first day and fill pages as material arrives. Guest data, marketing and privacy
Good accommodation website design treats guest data carefully. Direct guests give you their details, and the Privacy Act 2020 governs how you collect and use them. Collect what you need, keep it secure, and ask separately for marketing permission.
We keep guest data in your booking engine and email tools, not in our accounts, and add an unticked opt-in for newsletters. If data is processed overseas, Principle 12 applies; the Privacy Commissioner's IPP 12 guidance explains the rules. Your adviser should confirm your privacy policy.
A few practical habits help: store identity documents only if you truly need them, delete old enquiry emails you no longer need, give staff their own logins rather than one shared password, and switch on two-step sign-in for the booking engine and email accounts. Worked example: accommodation website design for a hypothetical Hanmer Springs holiday park
Picture a family-run holiday park near Hanmer Springs with powered sites, cabins and two motel units. Most bookings arrive via OTAs; the site is an old template with a phone number and an enquiry form. This is invented to show planning, not a real project.
We would build pages for powered sites, unpowered sites, cabins and motel units, each connected to the park's existing booking engine with the right site type preselected.
