What is a real estate landing page, and when do you need one?
A real estate landing page is a single, focused web page built for one campaign, usually one off-plan launch, where visitors from ads arrive and are asked to take one action: request the brochure, register interest or start a WhatsApp chat. It has no main menu and no distractions, unlike a project page on your main site.
You need one whenever you pay for clicks. Sending ad traffic to a home page or a portal listing means visitors must hunt for the project, and many give up. A dedicated page matches the promise in the ad, answers the first questions immediately and captures the lead while interest is fresh.
Developers typically need a landing page for each launch or phase. Brokers need one for each project they are marketing, often in several languages for overseas buyers. Because launches move fast, real estate landing page design has to be quick to produce as well as effective, which is why we build from a tested template and adapt it per project.
The ideal structure of an off-plan launch landing page
Put the answers to money and timing questions first, then build trust, then ask. A structure that works for UAE off-plan launches runs from the offer at the top to the form at the bottom, with a call to action repeated after every section.
The hero shows the project name, developer, location, the starting price range and payment plan headline you approve, and one button. Beneath it sits the payment plan table, then unit types with sizes, then floor plans, then location with travel times you verify, then amenities and renders, then the developer's track record in facts you can support, and finally the form with consent wording.

How to present the payment plan on a real estate landing page
Show the payment plan as a short table near the top: booking percentage, construction milestones, handover payment and any post-handover instalments. For many off-plan buyers in the UAE, the plan is the deciding factor, so hiding it in a PDF throws away your strongest argument.
Keep the table readable on a phone: three or four rows, milestone names in plain words, percentages aligned. If the developer offers more than one plan, show them side by side with a toggle rather than stacking long tables.
A simple calculator can turn percentages into amounts for a chosen unit, which makes the plan tangible. It should use figures your sales team supplies and state that dates are estimated. Anything beyond that, such as projected rental yields, should appear only if your team provides and approves the figures, with a disclaimer.
Below the table, add a single call to action such as “Get the full payment plan and price list on WhatsApp”. The visitor who has just read the plan is the one most ready to talk.
Gated brochures and floor plans: when to ask for contact details
Show enough to earn interest, then gate the detail. A preview of each floor plan and a summary of the brochure stay open; the full floor plan set, price list and brochure are released after a short form. That exchange is where most qualified leads come from.
Keep the gate light: name, phone with country code, email and one qualifying question such as preferred unit type or purchase timeline. Every extra field reduces completions, so each one should earn its place in your follow-up process.
Deliver the brochure to the email or WhatsApp number entered, not as an instant download. That confirms the contact details are real and opens the conversation. The page can still show a thank-you screen with a preview so the visitor does not feel stalled.

Displaying permit details on a UAE real estate landing page
In Dubai, real estate advertising permits are issued by the Dubai Land Department through its Trakheesi system. The DLD's Real Estate Ad Permit service page lists permit categories including electronic advertisements, and notes that brokers applying need a marketing contract with the property owner.
For a landing page, the design question is placement. We build a fixed permit block into the template, near the project summary and repeated in the footer, holding the permit number and any QR code or registration numbers your compliance lead says must appear. Because the block is part of the template, every A/B variant carries it automatically.
The block is a required field in our page set-up: a page without a permit reference can be held back from publishing. That protects you from launching a variant in a hurry and forgetting the details.

Why mobile speed decides real estate landing page performance
Most property ad clicks in the UAE come from phones, often from social feeds, and a visitor who waits for a heavy page simply goes back to scrolling. Speed is the cheapest conversion gain available.
Web.dev defines good Core Web Vitals as a Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint of 200 milliseconds or less and Cumulative Layout Shift of 0.1 or less, measured at the 75th percentile of page loads. We build to those targets on mobile, not just desktop.

How should real estate landing pages route leads to CRM and WhatsApp?
Route every lead to a person within minutes and to your CRM instantly. The page captures the form or chat tap, attaches the campaign source, project and language, sends it to the CRM, and opens or notifies the right agent's WhatsApp according to your rules.
Routing rules vary by team. Some brokerages send each launch's leads to a dedicated sales pod. Some rotate leads between agents in turn. Some route by language, sending Russian or Arabic pages to agents who speak them. Some route high-intent leads, such as those who unlocked the price list, to senior agents. The page applies the rule before sending.
WhatsApp buttons open a chat with a prefilled message naming the project and the variant, so the agent knows where the buyer came from. If an agent is unavailable, the rule falls back to a team lead. Every lead also gets an automatic acknowledgement so the buyer is not left waiting in silence.

How quickly can a launch landing page go live?
A single launch page on our template is usually live within a week of receiving the content: renders, payment plan, floor plans, brochure, permit details and routing rules. The build is rarely the bottleneck; waiting for final plans and approvals is.
For a hard launch date, we work backwards. Template and routing are set up first with placeholder content, so when final payment plan and floor plans arrive, they drop into a page that is already tested. Language versions follow once translations are ready.

The UAE Government portal notes that Federal Decree-Law No. 45 of 2021 on personal data protection has applied since 2 January 2022 and generally prohibits processing personal data without consent, with exceptions.

This scenario is invented to illustrate the approach; it is not a client or a result. Imagine a Dubai brokerage appointed to market a waterfront off-plan launch, running paid social and search ads to buyers in the UAE, India and the UK, with a sales pod of six agents.
The landing page opens with the project, the payment plan headline and a “Get the price list on WhatsApp” button. The payment plan table sits immediately below, then one-, two- and three-bedroom unit types with floor plan previews. The full floor plan set and price list open after a four-field form.
