Which kind of real estate website do you actually need?
Start by naming your business model, because a builder, a broker and a portal founder need three different websites. Picking the wrong type is the most expensive mistake in property web projects.
A builder or developer sells a limited number of projects in depth. Each project needs its own rich page or microsite: location advantages, configurations, floor plans, specifications, amenities, construction updates, RERA details and a brochure. A broker or agency sells many properties briefly, so the site is about search: filters, fresh listings and fast enquiry. A portal lets outsiders post, which brings sign-ups, moderation, paid plans and dashboards.
There are also niches with their own needs: rentals and PGs (availability, deposit, move-in dates), commercial leasing (carpet area, floor plates, fit-out), and plotted developments (layout maps showing available and sold plots). Must-have features on a real estate website in India
The features that matter are the ones that move a visitor from browsing to a site visit. Everything else is decoration.
Search is first: city, locality, budget range, BHK, property type, possession status (ready to move or under construction) and, for rentals, furnishing and tenant preference. Each listing needs a clear price or price range, carpet area, floor, facing, photos that load quickly on phones, a location map with nearby schools, hospitals and metro or rail links, and a one-tap WhatsApp or call button carrying the listing reference so your team knows what the buyer saw.
Supporting tools make visitors stay: an EMI calculator, a compare-shortlist feature, brochure download behind a short form, site-visit booking with a preferred date, and video walkthroughs or 360-degree tours embedded from your existing video hosting. For projects, add construction progress updates with dated photos; buyers of under-construction homes look for them.

RERA details every real estate website should display
If you are a promoter advertising a registered project, the RERA Act requires the project's registration number and the state authority's website address in your advertisements, and state authorities treat websites and social media posts as advertisements. Put both on every project page, not just in the footer.
The Act also defines carpet area and makes it the basis for describing an apartment's size in sale agreements, so show carpet area clearly rather than relying only on super built-up figures. Agents register with their state authority too, and many display their agent registration number on their site. Some states have issued specific directions on how prominently the number should appear, so check your state authority's current guidance.
A real estate website developer is not your lawyer, and we do not give legal advice. Building a property portal: what changes compared with a broker site
A portal is a marketplace, so most of the work is in the parts visitors never see: accounts, moderation, payments and trust. Budget and plan for it as a software product, not a website.
Owners and agents need sign-up with phone OTP, a dashboard to post and edit listings, photo upload with automatic resizing, and a way to mark properties rented or sold. You need moderation, because duplicate, fake or outdated listings drive buyers away quickly. Most portals add listing expiry, verified badges for checked listings, and a report button for buyers. Monetisation usually means featured listings, subscription plans for agents or paid lead packages, with UPI and card payments and GST invoices.
Start narrow. A portal for one city or one property type, such as rentals near a university or commercial spaces in one district, is far easier to fill with listings than a nationwide site. How to choose a real estate website developer
Ask to see a working property site and try its search on your phone. Then ask the developer to show you what happens to an enquiry after it is submitted; that one question separates property-savvy developers from general web designers.
Good signs: they ask about your sales process, how many projects or listings you have, and who updates inventory. They mention carpet area, RERA fields, possession status and lead source tracking without being prompted. They explain how sold listings are handled for SEO. Warning signs: a template with fake listings shown as a portfolio, no admin panel, leads that go only to a single inbox, or promises of first-page rankings.
Terms matter as much as skills. Your domain, hosting and code repository should be in your name. Lead data must stay in systems you control, especially because it contains buyers' phone numbers. Payments should follow visible milestones.

Property enquiries contain phone numbers, budgets and sometimes income details, so handle them carefully. Collect only what sales genuinely needs, explain on the form how you will contact the buyer, and keep the data in accounts you control.
India's Digital Personal Data Protection Act sets rules on consent and purpose for personal data, and its rules are being phased in; ask your adviser how they apply to your business. WhatsApp follow-ups work well in Indian real estate, but only with consent. Business messaging through WhatsApp's official platform requires opt-in and approved templates for outbound messages.
